Even if it is 1% on house property. 10% in sales tax. I’m already paying the same kinds of taxes for LA County. A 4 bdrm here is already 900-1mil+ which is comparable to places within a 45 minute drive to SEA.

Sorry nickh, but this may be the one time where a move to WA would literally save the ~22k state income tax in CA.

Just do the mathematics on several States, don't assume that the lack of Income Tax alone makes WA cheaper. Depending on your $1M lakefront house, AZ might work out cheaper still.

If you are serious about WA, let me know, and we'll get you working on an 80% AR-15...

I bought a property in deep Eastside Seattle. Easy drive via 90 and opposite commute 405 to where I work. Close to the bike trails. And a perfect slope for building jumps. I'm not a property speculator.

Who would have known that with a global pandemic it would become extremely sought after and the Fall City, North Bend SQV area would be blowing up a year after I bought a place for 500K. Yes the property taxes are expensive. The county now appraises the home at 750K despite my protests and filings.

A tweak or two to the septic system, a remodel and it is possible I could flip the house for double the value of what I purchased it for according to my realtor.

Why am I lying again?
 
I was always hoping a house would come up for sale at that little airpark in Fall City. Would have been all over that in the early 2000's. Then I gave up and moved to Spokane. My place in Chelan now assesses at 985 even though I paid 636 like 6 years ago. High property taxes suck but the appreciation is nice. And no state income tax is priceless.
 
I did my own taxes with Turbo Tax. My only regret is not doing this sooner, and paying others to do what in reality is a very simple return. One rental property, couple stock sales, dividends, interest income, and pilot job. Second year in a row (ever since Trump tax cuts) I’m better off with standard deduction. SALT caps at 10k, personal exemptions gone, and charity we do but nothing big.

What does $500-900k get you in Seattle? More or less what you would say get in AZ.?
