I have coin-op in three of my apartment buildings. I do the reverse but water is cheap and the lease I have with the appliance company is more attractive for charging for driers. Either way, I'm not trying to make an additional buck on laundry just trying to curb the cost.

Had a friend rent his property to Section 8 folks in Baltimore. In fact he had two of row homes. He had to sell the properties after a court ordered eviction. They destroyed everything. He never had anything good to say.

You have to run background checks. I have two soon to be three section 8 tenants. They have been nothing but model renters and they also have regular visits from the state.

I've had tenants who made $250k/year who completely trashed properties. By far, my worst tenants have been ministers and cops. And some of the best have been Section 8 tenants.

@amorris311 is absolutely right. It's almost always an issue of screening. I take over properties on a regular basis with problem tenants from individual landlords who were trying to manage their properties themselves, and they did zero screening. Didn't even get social security numbers. And then they wonder why they have problems.
