Anyone on a FI/RE path?

Municipal bonds and depreciated real estate?
Muni bonds are horrible for retirement income. They have zero appreciation and inflation will kill them. Someone can probably trade them for a profit but long term holdings? I shudder.

I am hoping for about 7 more years to be independent and another 5 years to not having to do anything. I am emulating my parents which have about 95% similar holdings for the past 40 years. They've moved over to total markets when those became available. The problem with the S&P 500 is missing the huge growth of the smaller companies before they can bump off a delisted company.
That’s very astute as the small caps have the best returns HOWEVER their biggest issue is volatility. Like I said above risk vs return S&P is king over the course of history which of course doesn’t guarantee anything moving forward.

The biggest issue most have is simply staying invested when their balances are tumbling off a cliff.
