Buying a house

Well looks like we close Nov 1st, just in time to beat the snow! Inspection came back good, had to have the owners do a couple little things but it has been all taken care of. Pretty excited
 
I just bought my first house this Summer. We did USDA rural development, got a great rate and basically paid 1500 out of pocket for our home. I'd echo the inspection portion was a headache, but I'd say if you can get a special pest inspector, the structural guys don't have to really touch anything and would have missed the termite damage to our sill plate the pest woman found. It saved us $2000 grand in repairs/treatment. Also you need to be very forceful in negotiations, so many of the affiliated parties just want to get their commission with as little work as possible. Don't try and be their friends it's business, do your best to get what you at the price you want. We definitely ruffled some feathers but got a great deal on a great house- even with a low paying flying job.
It is amazing how many broker's keep the price high for their buying clients to get a better commission. Being a broker is my second job and I like getting the price as low as possible in my negotiating. It makes me feel like I won as well the commission is secondary.

Do you act as an actual buyer's agent? In most cases, an agent working with a buyer has no agency relationship with the buyer, so his responsibility is still to the owner, not the buyer. It's only different if the agent has an agency agreement with the buyer.

Yes, I was the buyers agent.

I only have 3 as the listing agent right now.
 
Purchased a house after all, ironically after looking at 10+ condos and houses I circled back to the first one I looked at. Good price, no major work needed, just some interior sanding, painting and new carpet. Pretty stoked!

Congrats! We ended up circling back and buying the first house we looked at as well. Funny thing is I remember my realtor saying as we pulled up to the driveway the first day of looking, "no one buys the first house they look at." We had a good laugh about that after closing.
