…and aren’t lease agreements for a fixed term?

I have resorted to semi-draconian measures.

I only do 6 month leases that go to month-to-month after six months. If rent is late twice in the first six months, it goes to month-to-month earlier. I’ve told crappy tenants that they won’t have month-to-month option after 6 months. This addresses the courts respecting a longer lease term even when they aren’t paying.

I have a financial deposit of 1.5x rent and security deposit of 1x rent. I also do a monthly inspection. The last item has caused the most pushback with potential renters walking away but I don’t care. A three minute inspection is not crazy.

Also, all correspondence is by both FedEx and email. I prepare for court from the beginning.
 


My only guess is because we still have a lease going through the following year. I don’t know. I just find it easier to blame blue liberal states and courts. Ultimately, it falls on the courts and judges.

You have an agreement. She (eventually) fulfilled her part of the agreement, so you have to fulfill your part.

*shrug* if you don’t wanna deal with MELs, weather holds, diversions, etc, don’t be an airline pilot.

If you don’t wanna deal with crappy tenants, don’t be a landlord.

There’s so many easier and less annoying ways to make some $$$ on the side. Not that any Alaska captain needs to make $$ on the side, if it comes down to it.

If that’s the case, wasn’t the lease broken and adjudicated as a default? Locks changed and all. How then does it get reversed just because she showed up with the money? That’s like showing up at the gate after the gate agent has closed the door and the airplane has pushed from the gate. It’s gone.

For the life of you, your wife and kids, always have a side gig or thing that is brining money in on the side. So if this job ever goes poof for whatever reason (and don’t say it can’t happen), you’ll still have income coming in and not see it at as the the end of your world.

You know there were quite a few pilots who commit suicide after 9/11 furloughs and the 2008 GFC furloughs, right?

No. That building was sold a while back. It certainly turned a massive profit. Commercial real estate is not for the faint of heart, especially in SoCal. Some dude with all of the right credit reports and recommendations will show up when they're trying to grow their business and for any number of reasons their business falls flat on it's face and they declare bankruptcy and you get left out in the cold maintaining the asset when they stop paying the lease for a year. Had that happen a couple of times, one of the failed business folks was manufacturing seats for airliners. Eventually the juice isn't worth the squeeze and you just cut bait. I'm sorry an ancestor of yours was not successful, if your grandfather had built generational wealth would you think less of yourself? Should I be ashamed? You don't know me and I'd suggest you tread lightly. So what would you like to try to insult me about next?

You would think! I asked the lawyer, he didn’t have any good answer. It’s what the court ordered.

I’m not making any of this up. I got 2 calls that day. First from the court itself saying she has paid her arrears in full and to let her in. And then my law firm called and he advised the same.



Worst part was, the court got the amount wrong! It was actually 4 months back owed. Court said 3. So she posted 3 months in person and I had to let her in.


To get the extra month, the lawyer had to again get a court date and then she paid that. But that extra court date cost me another $1,200 in lawyer fees. So I still lost money.

I have a question, is this house special for you or is it just an investment? Stocks go up and down but they're not making more land. Why do you own a house in NJ?

Living in Texas now without a mortgage or rent (got to save up for for the property tax though). I own my truck, the house is paid for and the level of stress has dropped dramatically since we left California. My lady has decided landscaping is her new adventure, most times she'll start some project with no consideration of how much work it'll actually take and her hobby quickly becomes my problem. That's just life, our front yard has been nominated for "Front Yard of the Month" by the HOA. The lady that came by to take pictures was recruiting block captains. I guess whatever the crazy lady I live with does is attractive and they want her to join their ranks. I want no part of it, we went to a HOA BBQ not long after we arrived and we were not necessarily shunned but we weren't exactly welcomed either, maybe it was because my truck still had California plates on it. That plate issue was solved post haste, we paid less than half of what we'd paid for the annual registration to transfer our vehicles and going forward it'll be like $40/yr (California sent me a letter that they're not happy I left and they're going to fine me $14 if I want to reregister my truck in CA). I love California but unless you're super wealthy it just makes no sense to live there and I'm not wealthy enough to not give a •.
We got #1 on the HOA list of "Best Front Yard Of The Month", the lady I live with is very happy, I couldn't care less because now the garage door opener is being recalcitrant. I've given it stern looks and a verbal dressing down and I've farted around trying to get it to work properly but it still isn't listening. It'll work fine if the sun is shining on a Micheal Jordan poster in Memphis but only if Mike is actually trying to bite his tongue. I've looked online for troubleshooting advice and after some frustration I've decided that even though I'm a highly skilled smart person I don't know anything about garage doors or their openers and I should stop before I break something that will cost more than the garage door repairman. My lady thinks I can fix anything, I'm trying to convince her that I'm just lazy and that being a sloth is socially acceptable.

You got your welfare, don’t conflating that with actually earning and saving for retirement. Financial advice from you is comical with your privilege.

Townhome. We bought it to live there in the NYC base. Only reason we moved is because NYC closed and I had to sell or rent it out. I loved my place there, couldn’t see myself selling it, so we rented it out.
 
If so, the flip side appears to be a dearth of communication skill with clients.

Ugh. As crazy as this may sound, I had a problem just trying to find a law firm actually willing to try an eviction. Hardly any money to be made, and end results are disappointing. So many don’t even bother doing it anymore. Now I understand why.
 
Well. I thought about. It’s been the same tenant since 2019. And she has been paying now since that last court date. And she has hasn’t trashed the place even pre or post eviction stuff.

Sounds like a complete pain in the butt to deal with. I’d rather cash out of the whole thing and be done with the entire headache, would seem more worth to me than having to deal with any kind of pain in the ass like this. What little money made in rent, doesn’t seem worth the squeeze of dealing with crap. Especially as it’s on the other side of the continent.
